Atlantic Timberframes engineers each timber frame to meet building specifications in your area. For example the timber members used on a timber frame project in Alaska would be far greater than the material used in the southern states due to snow and wind load. That being said, each and every timber frame home that Atlantic erects is unique to the location of your home. Our frames are designed using Douglas fir, Western Red Cedar and White Oak all having different load bearing capabilities.

These prices are subject to change to accommodate building codes in your area and the species used on the frame be it Douglas fir, Red Cedar or White Oak. The pricing examples are calculated using Douglas fir timbers for the frame members. As a service we also offer complete architectural and sealed engineered stamped drawings for these timber frames in most all the states.

The assembly and erection cost for these frames is included in the listed prices. The crew from Atlantic will raise the timber frame structure on a deck or concrete slab at your building site location. In addition to this cost is the freight expense from our shop in Mercer, PA to your site, crane rental cost necessary to erect the timber frame, and travel/lodging expenses on projects out of our driving area.

Structural Insulated Panels are available for these timber frame examples adding a super insulation enclosure wrapping the timber frame members. Sip panels are pre-cut with framed window and door opens. The panel system features a full electrical layout including pre-installed electric boxes and conduit. Using six inch panels on the roof and walls gives the home a solid mass insulation value of R-40.

Hybrid timber frame homes allow the design to feature one of these frames as the main center section to a much larger floor plan. With the timber frame center section you have the option of timber framing just that center section of the design while building the remainder of the home conventionally or with Structural panels. Another option would be to timber frame the wings to the 8’ ceiling height carrying a timber look through the entire first floor. Final option would be to timber framing the entire structure by adding a full frame to the wings which would accent the vaulted timber ceilings of the great room.
