The “Fitzgerald” located in Bridgeport Pennsylvania is a two story hybrid Timber Frame home offering 2800 sq. ft. of living space. The framed center section is 28' x 32' and the wing additions are 24' x 28'. One wing constitutes the master bedroom, spare room and (2) baths. The other wing is a garage. The center section includes a half loft on the second level leading into (2) bedrooms with a bath in one wing and a vast recreational room above the garage that is accessible from the loft area. This hybrid may also be customized to accommodate a larger or smaller center section. Examples of a few of these frame modifications and how they affect the cost of the Timber Frame portion of this design are listed below.

Next is one of the many floor plans that can be used in designing this hybrid Timber Frame home; hybrid meaning that only the 28' x 32' center section on this plan is a Timber Frame structure. The wings of the home are built with vaulted ceilings using structural insulation panels. The vaulted ceiling wings accommodate the upstairs bedrooms over the garage area. This floor plan can also be constructed completely as a Timber Frame at your request, as our frames are all custom design. Second level bedrooms and baths are not shown here.

The following pricing example is for the 28' wide center section above. Prices are also listed for similar center sections that are 32' wide and 36' wide.

The next pricing example is for the same 32' x 32' floor plan but in this example the altered height of the knee wall allows for a larger loft area. In this structure there are more connection pieces, more braces, and longer posts which add up to more board feet of timber used to complete the project. The overall cost of the Timber Frame is based on the amount of timber used for the project.

Now let's look at the cost of the same 32' x 32' center section using a bent profile with (3) posts and a 10' side wall. This example uses less board feet as it only has (3) posts in the configuration of the bents.
